How Does a Repo Rate Change Affect a Home Loan?

The RBI repo rate influences the cost at which banks and financial institutions obtain funds. A lender may pass a repo rate increase or decrease to borrowers, but the exact change depends on the lender's reset policy, benchmark, spread and loan agreement.

This calculator treats the entered repo rate change as a modeled percentage-point change in the loan interest rate. For example, a 0.50-point increase changes an 8.50% rate to 9.00%.

Repayment Adjustment Options

  • Keep EMI Fixed: the EMI remains unchanged and the loan tenure is recalculated.
  • Keep Tenure Fixed: the remaining tenure remains unchanged and the EMI is recalculated.

Actual lender calculations may differ because of rate-reset dates, daily or monthly interest calculations, repayment schedules, EMI rounding, contractual spreads and other loan terms. Results are estimates for informational purposes only.

Frequently Asked Questions

Does a 0.50% repo rate increase always increase my home loan rate by 0.50%?

No. The lender may pass on all, part or none of the change depending on the loan benchmark and repricing policy.

Why can the tenure increase when the EMI does not change?

A higher interest rate allocates more of the fixed EMI to interest. Less principal is paid each month, which can extend the remaining tenure.
